
In fall 2005, Cortes Island was the site of a grassroots, community-based charrette to plan for the future of Manson’s Landing. Dedicated citizens proactively envisioned the future of their community.
Back in fall 2004, staff members from Smart Growth BC and Canada Mortgage and Housing Corporation traveled to the beautiful island of Cortes to discuss smart growth and sustainable small communities.
Hosted by the Friends of Cortes Island, this event stimulated discussions about the future of one of the centers of activity on the island: Manson’s Landing. FOCI decided to organize a charrette: an intense, integrated design event.
Over the next year, FOCI members successfully raised funds and ran a series of community events and activities. Using the public input and existing policy, FOCI created a design brief to guide participants, and drew together a charrette team of about 20 members.

On September 20 - October 2, 2005, Smart Growth BC staff joined experts from the Regional District of Comox-Strathcona and CMHC to facilitate the 2 ½ day design event.
With the assistance of talented designers (including local residents), the team members tackled issues around land use, transportation, affordable housing and green buildings, infrastructure, and spaces.
Each evening, team members presented their work in progress to their fellow residents and property owners. By the third and final night, their efforts were greeted with standing ovations!
Recommendations included:
- A community square to provide a focal point for local activities
- A comprehensive network of pedestrian paths
- A range of affordable housing choices, including for seniors
- Environmentally friendly standards for water use
FOCI has compiled the drawings and notes from the charrette into a summary report. The Regional District of Comox-Strathcona and local property owners can use this report to guide development at Manson’s Landing.
